Step 22: Closing Day
Closing Day
The day has FINALLY arrived! You have likely hit a few bumps and snags, but that is completely normal (if you didn’t, consider yourself #blessed!) and you’ve made it through!
The location of the closing is determined by what title company you are using. In our area, it’s common for Buyers and Sellers to use their own title companies and each one closes at their respective company. This is called a "split closing". This means that you may be closing at different times and locations. Due to a split closing, you may not be able to leave the closing table with keys to your new home if the sellers haven't signed their documents yet.
What to Expect
You will need a government-issued photo ID (i.e. driver’s license or passport)
As long as my schedule allows, I will meet you there.
Bring your certified or cashier’s check for the down payment and closing costs.
The title officer will walk you through the paperwork and what documents need signing.
Closing can take anywhere from an hour or more if there are any issues that arise, please plan for the unexpected.
At the end, the title officer will confirm with your lender and will prepare your closing documents.
The title officer will ask you how you'd like your closing documents prepared - normally print, email, or both.
You are not officially the homeowner until you AND the sellers have signed all the documents. You may have to wait to receive the keys to your new home if you are signing paperwork before the seller. See more about split closings.
Congratulations! You are now officially the owners!
