Final Walkthrough
If the buyer has elected to conduct a final walkthrough, they will do this after a clear to close has been given and typically 1-3 days before closing. The final walkthrough is a time for the buyer and their Realtor® to see the home one last time and make sure it's in the same condition as it was when they first walked through the home.
The final walkthrough is a time for the buyer to:
Verify repairs have been made. I will forward any receipts and warranties to the buyer's agent in advance.
Make sure the appliances are still in working condition.
Make sure you didn’t damage anything moving out.
Confirm all items that were included in the sales price are still there.
Property should be in “broom clean” condition. This means it may not be perfect, but it should be manageable.
Make sure all personal items have been removed.
The final walkthrough is NOT a time for the buyer to:
Allow parents, friends, etc to look at the property or for contractors to give estimates. That can now wait until after closing.
Buyers may NOT move boxes or belongings into the property.
Buyers will not receive the keys. Instead, I will arrange to give the keys to the buyer's Realtor®, so they have them at the end of their closing.
